Condyne Capital Partners Inks $60 Million Sale of BT-37 Business Park in Billerica

Condyne Capital Partners, LLC on behalf of its WEST-CDYN VENTURE, LLC with Westport Capital Partners has announced that it has executed the sale of BT-37 Business Park for $60,650,000 located at 101 Billerica Avenue, Billerica, MA.

 

Newmark Knight Frank represented the Seller in the transaction, the Buyer, was WCV-101 Billerica, LLC c/o Wheelock Acquisitions LLC and Camber Development.  The closing date of the transaction was May 12, 2021.

 

BT-37 is a six-building master-planned office/flex park located at 101 Billerica Avenue in Billerica and Tewksbury, Massachusetts.  The Park offers 448,707 square feet across 44 acres. BT-37 is located approximately 30 miles north of Boston in the heart of the I-495 North Corridor, directly alongside I-495 (Exit 37) and less than 2 miles from the I-495/Route 3 Interchange.

 

BT-37 was enhanced under the WEST-CDYN ownership to include extensive re-leasing, tenant improvements and capital replacements including selected roofs, HVAC systems, signage and additional building features.
